We are a family business, with over 12 years of experience and knowledge in the local real estate industry, who strives to provide the best possible service to both owners and guests.  By incorporating and embracing the latest technology we are able to cut out the “big box company” overhead without sacrificing service, and pass the savings onto you.  This translates into lower management fees, higher weekly rates, and more bookings.  Our goal is to maximize bookings and rental income while providing top care to both you and our renters as well protection of your real estate investment.
 
Hands on approach-
With our knowledge and understanding of the industry, we can maximize your profit.  We will personally look at your home and see how to get the most money per week.  We will have firsthand experience with your home and can therefore speak intelligently to renters about what your specific home has to offer them. 
 
Housekeeping-
We coordinate and monitor all cleanings, using experienced and professional cleaners.  They will perform inspections at each cleaning, checking for damage, missing items and evidence of smoking.  The housekeeping service also includes restocking the Starter Kit for guests, which includes some basics such as dish detergent, soap, paper goods, laundry detergent, and fabric softener sheets. 
Linen packages are available to guests, and are not purchased or leased by homeowner saving you from another extra expense.
 
Maintenance-
By maintaining a close relationship with sub-contractors in the area, we can provide quality, efficient, and affordable maintenance services.  At your request, we will coordinate all maintenance issues with a contractor.  Any maintenance issues that may come up during a renter’s stay will be reported to us.
 
*A routine/regular maintenance package is available to include hurricane preparedness, regularly changing your air filters, and any other needs you may have.  We can suggest any maintenance or furnishing updates that may help maximize your rental potential. 
 
Accounting and billing-
We will collect all rental payments and deposits.  We will provide you with a monthly and yearly breakdown of all rent, taxes paid, and maintenance costs.  Rental payments will be deposited directly into your account or we can send you a check.
 
Marketing and Advertising-
With a business degree in marketing, we understand the importance of getting your property in in front of as many potential renters as possible and maintaining high customer service ratings. 
 
Our guests are our greatest form of marketing. By providing them with an outstanding experience, we can insure future rentals, as well as word of mouth advertising and Social Media (Facebook, Twitter, Pinterest etc..)

Not only will we feature your home on our own vacation rental website but we will also pay for, create and manage your own VRBO and Homeaway listing.  We can also integrate and manage optional listings via air BNB, flipkey, etc. at your expense if you wish.

We market heavily to repeat renters and with your permission will offer repeat rental discounts to keep your home booked with respectable renters.
 
Guests have anytime access to our website to request bookings, send in work orders and emergency maintenance related issues.  This enables us to quickly respond so the rentals can go back to their vacations.
 
With the use of cellular dead bolts, your guests will receive a personal access code that will only work during their rental period and will automatically expire when their lease does.  This helps protects both your property and the current renters from previous tenants entering the property and also eliminates the possibility of keys being copied or ending up in the wrong hands.
